The fire was reported about 1.20am on Friday, is Brougham St.
Officers attached to Murray River Police District attended and found the property well alight.
NSW Rural Fire Service firefighters were first on scene, and were able to contain the blaze.
Fire + Rescue NSW brigades were called to provide additional support, including assisting with HAZMAT due to asbestos on the property.
Deniliquin Fire + Rescue were on scene from 7.15am until 3pm, making the scene safe for investigators.
It was during a search that the woman’s body was found inside. She is yet to be formally identified.
Murray River Police District investigators have started an investigation into the circumstances surrounding the incident, working alongside an RFS investigator.
A report will be prepared for the coroner.
